Mortgage Trends

September 16, 2011
State regulators are gradually working through the pile of licensing applications submitted by mortgage companies and loan originators. The total number of unique entities holding state licenses increased 7.2 percent during the second quarter, reaching 140,421, according to an Inside Mortgage Trends analysis of data from the National Mortgage Licensing System. The vast majority of those licenses (76 percent) are held by individual loan officers. Regulators still had some 35,024 licensing applications pending at the end of June, but that was down 23 percent from the previous quarter. And the number of new applications submitted during...

Home-Purchase Lending Jumped Sharply in 2nd Quarter, But Refinancing Still Dominates

September 15, 2011
Mortgage lending to finance home purchases increased a hefty 32.2 percent from the first quarter to the second quarter of 2011, helping to offset a huge drop in refinance activity. Housing sales jumped 43.6 percent during the second quarter, although the housing market in 2011 is still considerably slower than it was a year ago. Conditions looked better in the second quarter largely because the first quarter of 2011 was one of the worst on record for housing sales and home-purchase lending. Fewer than 1 million new and existing home sales were reported during the first quarter of 2011, yielding a record low of just... [Includes two data charts]

Big Changes Required, Few Details Offered On Plan to Reduce Current HARP ‘Frictions’

September 15, 2011
Even as industry observers agree that the White House’s announced attempt to improve refinance efficiency through an expansion of the Home Affordable Refinance Program is worthwhile, there remain too many unknowns at the moment to judge how effective a HARP makeover will be. As part of his much anticipated speech before a joint session of Congress last week, President Obama noted his administration’s intent to help homeowners. “To help responsible homeowners, we’re going to work with federal housing agencies to help more people refinance their mortgages at interest rates that are now near 4 percent,” said Obama. “That’s a step that can...

CBO Says Private Investors Could Lose $15 Billion From Juiced Up Refinance Program

September 9, 2011
Private investors in agency MBS could lose $13 billion to $15 billion from a new government effort to help current Fannie Mae, Freddie Mac and FHA borrowers refinance, according to a new Congressional Budget Office staff working paper. The Obama administration is expected to announce a revved-up refinance program as part of a new strategy to strengthen economic growth. A “stylized” refinance program analyzed by the CBO would have a relatively small impact on the overall economy, the analysts said. The biggest impact would be on private MBS investors and the estimated 2.9 million households that would likely be brought into the...

Agency MBS Volume Surges in August as Fannie and Freddie Activity Posts Gains

September 9, 2011
Fannie Mae, Freddie Mac and Ginnie Mae produced a total of $84.25 billion of new single-family MBS during August, a sturdy 19.8 percent jump from the previous month, according to a new analysis and ranking by Inside MBS & ABS. Although there was a brief bump higher in production in June, agency MBS issuance has generally been sliding lower since the end of 2010. The decline has corresponded to reduced production of refinance mortgages, which accounted for just 55.1 percent of new originations in the second quarter, down from 67.1 percent for all of last year. New data suggest the refi market is still struggling. Some 63.5 percent of...

Mixed Views on BofA’s Non-Agency Problems

September 9, 2011
The proposed settlement Bank of America is hoping to reach with non-agency mortgage-backed security investors continues to face new hurdles, but analysts expect a settlement will eventually be reached. The deadline to intervene in the settlement was set for the end of August by the state court overseeing the settlement. However, shortly before the deadline, a group of MBS investors opposing the $8.5 billion settlement had the case moved from a New York state court to federal court, further complicating the settlement. ...

SunTrust Quits, J.G. Wentworth Enters HECM Market

September 9, 2011
The reverse mortgage arena experienced another shake-up as SunTrust Bank, citing poor volume, quite the business even as J.G. Wentworth, the largest purchaser of future payment products, announced its entry into the market. Atlanta-based SunTrust stopped accepting new reverse mortgage applications as of Sept. 1, although it is continuing to process applications already in the pipeline. A statement from the bank indicated that low production volume was the reason for management’s decision to leave the reverse mortgage business and to focus resources instead on mortgage origination and servicing. The market also lost ...

September 9, 2011
FHA lending continued its downward trend as total originations fell 9.5 percent in July from the previous month and a whopping 41.2 percent on a year-to-year basis, according to Inside FHA Lending’s analysis of the latest data. The market saw production drop to $14.8 billion in July from $16.3 billion on a monthly basis and from $25.1 billion the same period last year. Fixed-rate mortgages comprised the bulk of originations at 93.7 percent, while purchase mortgages accounted for 78.5 percent of loans endorsed for FHA insurance for the month of July. In addition, 79.3 percent of FHA-insured loans were originated ... {includes one data chart]

Refinance Originations Drop Sharply in 2Q11 While Agency Programs Continue to Dominate

September 8, 2011
Government-insured mortgage programs held up a little better than the overall market during the second quarter of 2011, edging back toward the higher market shares they recorded in late 2009 and early last year, according to a new analysis and ranking by Inside Mortgage Finance. FHA and VA lending accounted for 27.2 percent of new loan originations in the second quarter, despite a 5.3 percent drop in volume. That represented the highest market penetration for the government programs since early 2010, when they accounted for 28.8 percent of new originations. The all-time high market share for FHA and VA was back in the fourth quarter of 2008, at... [Includes two data charts]

Investor Purchases of Distressed Properties Fall as Business Model Shifts from Flipping to Renting, HousingPulse Finds

September 8, 2011
Despite a continuing glut of distressed properties in the housing market, investors have started dialing back their purchase activity. And the primary reason appears to be a shifting business model that is forcing investors – at least for the time being – to rent rather than flip properties. That’s one of the major findings of the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey, which found that the investor share of home purchase transactions slipped to 19.6 percent in July. That was not only down from 21.3 percent in June but also the lowest investor market share recorded in a year. The inability of most investors to...
