Mortgage Banking Income Declined in 4Q14, Nonbanks Made Things Worse

A handful of nonbank mortgage companies reporting substantial losses during the fourth quarter weighed down industry-wide mortgage banking income, according to a new Inside Mortgage Trends analysis of earnings reports. Improvements Seen in Processing of Short Sales

Servicers are benefitting from quicker transaction times on short sales, according to Fannie Mae. The government-sponsored enterprise said transaction time has been cut in half for short sales compared with the end of 2012, though the number of these transactions has also declined significantly. Short-sale transaction timelines currently average 45 days to 60 days, down from an average of 120 days in late 2012, according to a post on Fannie’s Housing Industry Forum website. AEI Finds Risk Rising on Purchase Mortgages

The default risk index for securitized agency purchase mortgages rose to a new high in January, the fifth straight month of a steady increase in the composite National Mortgage Risk Index, according to the American Enterprise Institute. Bank Mortgage Banking Income Down in 4Q14

Commercial banks and thrifts earned $3.54 billion from their mortgage-banking activities during the fourth quarter of 2014, down 23.9 percent from the previous quarter, according to a new Inside Mortgage Trends analysis of call-report data. That was only slightly better than the $3.35 billion banks earned during the first quarter of 2014. Mortgage Brokers See Slight Gain in Market Share During 4Q14; Retail Lost Some Ground in 2014

The wholesale-broker channel was the only mortgage production arena to see increased volume in the fourth quarter of 2014, according to a new Inside Mortgage Finance analysis and ranking. Brokers originated an estimated $34 billion in new home loans during the final three months of 2014, a gain of 6.3 percent from the previous quarter.
