Arvest Working on MSR Sale with Subservicing Option; First Transaction in Quite Some Time

November 13, 2014
For several months now, Arvest Bank has been working on a roughly $28 billion servicing sale with a subservicing component extended to the eventual buyer, but so far a deal has been allusive, according to investment banking sources familiar with the situation. “From what I can tell, the package is still out there,” said one source who was briefed on the situation. Arvest Bank services...

Clean-Up Call Activity on Non-Agency MBS Increases, Ocwen Set to Issue More Calls

November 7, 2014
Servicers are increasingly executing their clean-up call options on vintage non-agency MBS, paying off investors at par and realizing profits by liquidating real estate owned properties. This year has been the most active year for clean-up calls on non-agency MBS since 2007, according to analysts at Bank of America Merrill Lynch. And that’s before the largest servicer of subprime MBS has taken any significant action on clean-up calls. In August, Ocwen Financial announced...

Investors Optimistic About U.S. Economy, Expect No Big Changes in MBS, Housing Markets, Survey Finds

November 7, 2014
Professional money managers see the U.S. economy on a sounder footing over the next 12 months, with expectations of little or no gain among mortgage-related assets over the next year, according to a new Fitch Ratings survey of fixed-income investors. Opinions about the credit conditions of mortgage investment vehicles in the near term mostly focused on modest, rather than severe, deterioration. In this segment, investors were mostly optimistic about prime mortgage-backed bonds. Overall, the survey found...

Strong Demand for Jumbo Originations From Both Banks and MBS Investors

November 7, 2014
Pricing for jumbo mortgage-backed securities has improved in recent months, prompting an increase in issuance from some firms, but bank demand remains robust. “Although the difference has narrowed, our whole-loan sale execution for most jumbo loans continues to be more attractive than our securitization execution as a result of strong demand from banks,” Brett Nicholas, president of Redwood Trust, said this week during a call with investors. In the third quarter of 2014, Redwood issued ...

Fed Ends Quantitative Easing Program, As Expected, But Will Yields Rise Enough to Lure Other Investors?

October 31, 2014
The Federal Reserve’s Open Market Committee brought the latest installment in its quantitative easing programs to a conclusion this week, but the central bank will continue to reinvest principal payments back into agency MBS. The FOMC also reaffirmed the current 0 to 0.25 percent target range for the federal funds rate. “The committee anticipates … that it likely will be appropriate to maintain the 0 to 0.25 percent target range for the federal funds rate for a considerable time following the end of its asset purchase program this month, especially if projected inflation continues to run below the committee’s 2 percent longer-run goal, and provided that longer-term inflation expectations remain well anchored.” And as usual, the Fed left...

MBS Backed by Single-Family Rentals Are Gaining Traction, But Is This Asset Class Here to Stay?

October 31, 2014
Roughly $4.7 billion of securities backed by loans on packages of single-family rental units have come to market this year with more on the way between now and yearend. But with real estate values increasing, the “easy money” may be in the past. “So far, all of the transactions we’ve seen have been single-loan deals,” said Nitin Bhasin, a managing director within Kroll Bond Rating Agency’s structured finance group. Bhasin anticipates...

Experts: Obama Admin. Should Look to Release Fannie, Freddie From Conservatorship to Build Policy Legacy

October 30, 2014
The Federal Housing Finance Agency and the Obama administration could secure their legacies during the next two years by releasing Fannie Mae and Freddie Mac from conservatorship as two stable and smaller government-sponsored enterprises, say some experts. Speaking during a conference call sponsored by GSE shareholder rights group Investors Unite, Clifford Rossi – founder and principal at Chesapeake Risk Advisors – reiterated his call for an administrative solution that would recapitalize the GSEs and bring them out of conservatorship under strict conditions. “Knowing that it’s going to be an uphill battle to get any sort of resolution from Congress, it could be...

Final Rule Setting Risk-Retention Requirements For Non-Agency MBS Features Broad Exemptions

October 24, 2014
Six federal regulators approved a final rule this week setting risk-retention requirements for residential MBS transactions, exempting the entire agency MBS universe and non-agency securities backed by qualified mortgages. There is not that much left. The risk-retention requirements for residential mortgages will take effect one year after the final rule is published in the Federal Register, which is expected shortly. Regulators opted to align the definition for qualified-residential mortgages with the standards established by the Consumer Financial Protection Bureau for QMs. The sponsor of a non-agency MBS that includes non-QRMs will have to retain at least 5.0 percent of the balance of the security, as required by the Dodd-Frank Act. In 2011, federal regulators proposed...

Court Dismisses $210 Million MBS Suit Against Merrill Lynch, Plaintiffs’ Counsel Admonished

October 24, 2014
A New York trial court judge has dismissed an investor lawsuit alleging fraud by Merrill Lynch in the sale of residential MBS because the plaintiffs failed to meet the state’s pleading standard for fraud claims. Justice Charles Ramos of the New York Supreme Court dismissed an amended complaint brought by Phoenix Light SF Ltd. and other investors against Merrill Lynch and several big banks. The complaint combined...
