Subservicers Shift Focus to FHA, VA and HECMs

Two independent mortgage firms have made key changes to their operations to provide better subservicing solutions to FHA and VA lenders as well as reverse mortgage originators. Gateway Mortgage Group, a privately held mortgage bank based in Tulsa, OK, recently announced a new in-house subservicing unit dedicated solely to specialty and default servicing of FHA and VA loans. The decision to set up a subservicing shop became necessary due to the more stringent government loan requirements and increased oversight by regulators, according to Kevin Osuna, vice president of default services. Early indicators suggest that mortgage origination volume was up significantly during the fourth quarter of 2011, but momentum heading into the new year was relatively weak. Fannie Mae and Freddie Mac have drummed up little support for their controversial proposal to pay mortgage servicers a flat fee for performing loans, but one top-tier lender has stepped forward to publicly endorse the idea. Agency MBS Issuance Up Sharply in 4Q11; Ginnie and Freddie See Shifts in Market Share

Agency single-family MBS issuance ended 2011 with a bang as the three agencies jostled for market share, a new Inside MBS & ABS analysis reveals. Ginnie Mae and Freddie Mac ended the year with nearly identical total issuance, with Freddie seeing a slightly larger decline from 2010 levels. Fannie Mae, however, recorded a much smaller drop in total production last year, boosting its share of the agency market. Redwood Readies First Jumbo MBS Deal Of 2012, Slightly Higher Credit Support

Redwood Trust is getting ready to issue its first jumbo MBS of 2012 backed by a more diverse pool of prime mortgages than the company’s previous transaction. Fitch Ratings said it plans to give AAAsf ratings to the senior bonds in Sequoia Mortgage Trust 2012-1, which will enjoy 8.25 percent credit enhancement from subordinate classes.
