Fannie Mae and Freddie Mac continue to dominate the residential mortgage market, accounting for nearly two out of every three mortgages made in 2012. At the same time, correspondent programs that helped the bigger banks feed their GSE pipelines are being cut back, in part due to regulatory compliance fears. The combination of these factors has led to an increasing number of smaller banks and nonbanks working directly with Fannie and Freddie for the first time.

Fannie Mae already has announced business volume caps may be applied to new seller/servicers that have limited capital and no performance history. Meanwhile, there is growing speculation that both GSEs may look to hiking the current $2.5 million minimum net worth requirement in the not-so-distant future.
