While mortgage producers are basking in the glow of a surge in new loan business, as an unexpectedly strong refinance environment appears to have settled on the residential mortgage market in early 2001, a dark cloud is nevertheless looming on the horizon. That cloud, of course, is the wave of prepayments or servicing runoff that is likely to hit servicers in the months ahead.
