In the first quarter of 2015, mortgage originations said goodbye to the doldrums of 2014 and returned to levels last seen in 2013.
It was a good quarter for top lenders as well as the market in general, with all but a very few of the top 40 registering more production and half of them notching double-digit percentage increases.
The lenders who make heavy use of brokers reaped the benefits of the channel’s 15 percent upswing in the first quarter. Compared to 4Q14, the top broker-channel lenders were as likely to see huge percentage losses as they were to see huge gains. But almost all saw enormous—50 percent or more—gains compared to 1Q14.
In the servicing arena, where the top 50 players controlled 74 percent of the market, nonbanks continued to grab a larger share of the business. At March 31, nonbanks claimed 29 percent of the top 50 market.
The government insurance programs, helped by premium decreases and the return of the first-time homebuyer, gave private mortgage insurers a run for their money. But even in the face of this competition and a resulting 5 percent slip from 4Q, the MIs showed enormous growth since last year, up 46 percent. And the newest players, Arch and National MI, picked up more than their share of the ground ceded by top dogs United Guaranty and Radian.
