A California-based thrift is reporting growth in a niche that many lenders have avoided – so far – negative amortization loans to borrowers with significant credit issues. In its recently filed annual report, Downey Savings and Loan reported that subprime loans accounted for 7.6 percent of its total $13.4 billion option ARM portfolio at the end of December.
