Overall, originations were down in 1Q16. The results among lenders varied, but in general refinance-heavy lenders did better than purchase-heavy shops. Freedom Mortgage, for example, reported a 17.3 percent increase in originations during the period. More than 60 percent of its agency business in 2015 was refis.
Still, the retail channel did not see much benefit from refinance activity, perhaps because refi “burnout” is presenting fewer opportunities among existing portfolios. Most of the top retail originators lost volume during the first quarter and those acquiring production through correspondents were as likely to drop volume in the period as increase it. Redwood Trust (-43.7 percent) and CMG Mortgage (-46.3 percent) saw the biggest drops while 360 Mortgage Group (+33.1 percent) made the most progress. Brokers, on the other hand, did see an uptick in activity compared to 4Q15. In the wholesale channel, leader United Wholesale Mortgage gained 16 percent over 4Q and 12 percent over 1Q15.
In servicing, share continues to move from the biggest banks to their smaller counterparts, those ranked numbers six through 50. And more nonbanks are breaking into the top ranks. So while the overall servicing business grew just 0.2 percent in 1Q, Quicken Loans (#10) jumped 4.6 percent, RoundPoint Mortgage (#22) was up 9.7 percent and Specialized Loan Servicing (#29) was up 14.2 percent.
